If you’re hoping to sell your home online fast, and perhaps make enough money out of the deal that you’ll be able to afford a new full-time home and one of the beautiful Connecticut vacation homes you’ve been dreaming of, be sure to take advantage of these great tips.
Get It Listed on MLS
MLS (Multiple Listing Service) is the online database of all homes being sold by real estate agents across the country. It’s the most widely used and trusted source of real estate information. To get the most exposure for you home online, it needs to be on MLS – over 80 percent of all homes sold are listed there. But licensed real estate agents can post homes onto their local MLS, so to do so, you’ll probably want to hire an agent. While there are some websites that will list your home on the MLS without the need to sign a contract with the agent, you’ll have to pay for the service and they won’t help you with any other aspects of selling it.
FSBO
If you don’t want to list your home on the MLS, another option is to post it on a paid “for sale by owner” (FSBO) site. There are lots of them out there to choose from, so you’ll want to make sure the one you pick has a high search rating. You can easily find out by using a few search terms you’d use if you were searching for a home. The sites that show up at the top of the results will be your best bet.
There are free FSBO sites out there as well to consider, although they’re only meant to provide advertising space, so you’ll have to write the description, upload photos and maintain the listing to keep it up to date.
Take Advantage of Social Networking Sites
If you frequently use social networking sites and have a lot of followers, sharing your home on those sites is an excellent way to get the word out. Also consider neighborhood-specific sites like NextDoorNeighbor.com.
Present Your Home in the Best Possible Light
It may be worth hiring someone to stage your home so that it looks its very best, but at a minimum be sure to clean and declutter. Most potential home buyers that are browsing online will make judgements about properties simply on the strength of the photos before they even consider viewing it. Decluttering and giving it a good cleaning, inside and out will help your home sell much faster, and likely at a higher price.
Take Lots of Photos and Write a Compelling Description
Everywhere you advertise and share the home you’re selling, you’ll want to be sure that you include lots of great photos that showcase the beauty of your home while playing down any flaws. Hiring a professional photographer to take photos once it’s been cleaned, decluttered and/or staged, can go a long way in selling your home faster.
