3 Ways To Make Sure Your Property Sells
It’s highly likely that a lot of time will have passed between the moment you first thought about putting your house up for sale and actually instructing a real estate agent to go ahead. It could be weeks or even months of debating the pros and cons, looking into your options, and finally realising that the time is right to sell your property.
Because it will have taken such a long time, you want to make sure that you get it right. You want to make sure that people are going to be interested in your property and that it actually sells (ideally relatively quickly, but even if it takes a while, the sale is the main point). After all, if you’re selling your home, you will already have started the process of moving on by looking at other properties and distancing yourself from where you live in your mind, at least. So you don’t want the situation to drag on any longer than it has to.
This is why there will be things you have to do to make sure the property sells and you can actually move physically as well as mentally. Read on for some ideas about what those things are so you can put them in place right at the start and not waste any precious time.
Make It Look Good Online
Whether you’re selling through a real estate agent or privately, the internet is your biggest asset. Most people start – and often end – their search for a property online through a specific property portal. They will make an account, input their criteria, and they will be presented with a plethora of different properties that meet their needs and their budget (even if that might mean a little wiggling to ensure the right price is got in the end).
Most of the properties presented to the people looking will be rejected, but a few will go onto a shortlist, and there is every chance that one of those properties will actually be chosen – usually after the potential buyers go to see the house in the flesh (this is really the only way to know whether you like it or not).
If you want your home to be one of the shortlisted ones, you need to make sure it looks good online. You need it to capture someone’s attention (or many people’s attention if possible), and to do that and open up the property to as many potential buyers as possible, you’ll need to make first impressions count.
This will be down to the photos, so make sure you have a good photographer and don’t try to do them yourself, as unless you understand lighting and so on, they will never look quite right. You’ll also need to declutter and decorate if required. Your real estate agent might also suggest you try virtual staging, and you can find out more about it in this virtual staging guide. This could be what sets you apart from the rest.
Have Good Curb Appeal
It’s also important to make sure your house looks good from the street. What do people see when they pull up to your house? Is it spotless, and is the door in good shape? Are the paths kept clean? Or does your property look like it hasn’t been cared for and is falling apart? Is it a mess in the front yard? Is the door’s paint coming off?
Look at the outside of your house with an open mind and think about what a buyer would see when they come to look at it. Would it make them feel welcome and eager to see more, or would it make them question if the rest of the property isn’t well kept? When a buyer sees that a lot of work needs to be done, they are less likely to buy it. At the very least, they’ll offer a lower price than they might if everything looked fabulous.
Define The Rooms
If a possible buyer comes to your house and can’t figure out what each room is for, it may be hard for them to decide to buy it. They won’t know for sure how to get the most out of the house. So, it makes sense for you to explain what each room is for. This could mean moving things around in your home, putting some things in boxes and putting them in storage, or even moving furniture. Make sure each bedroom is set up as a bedroom, or turn one into a study, to show how flexible your home is. If you have a second living room, you can turn it into a dining room by borrowing a table and chairs. The point is to do what you need to do to define each room and make sure any viewers can immediately see what they could do if they lived in that house.
